I appreciate the concession of saying it’s ok to have a 3-5% down payment. The problem my family faces is that we NEED the 20% down payment in order to afford a house that’s actually livable. Putting 3% down leaves you with an unmanageable monthly payment for a mere 2-3 bedroom 1 br house in east TN, and sadly we are a relatively low cost of living. Simply saying to buy a cheaper house doesn’t work as any house cheaper is likely falling apart or less than 800sq ft. Just a tough situation all around.
