I want to put in word of caution: in real estate you need to know what you're doing. You just can't blindly buy a place and rent it out and be cash flow positive.

Don’t be a landlord. Invest in REIT’s. It’s the best of both worlds
In the market. You can make the same money or more with no headaches. Real estate doesn’t make an ounce of sense to me. It’s a depreciating asset just like cars that require constant upkeep. That’s why you run a depreciation schedule on your taxes for real estate. Of course the land goes up in value and you strike big if the area becomes very desirable but the market is easy money. Set it and forget it.
Better question is: what are your goals? Not just money, but your finite resource of time.
