  1. Dave is very risk averse. So he is a great financial advisor when it comes to debt reduction. But his investing habit makes him a stable growth investor. It’s not good or bad, just that people who expect higher returns should seek help from another portfolio manager

  2. Mr. Ramsey’s suggestion is so wrong here. A big portion of rate to return is your ability to take tax advantages of real estate which not everybody is eligible for. In that case, stocks will always out perform real-estate and it has already outperformed almost all the asset class in last 100 years. There is a reason why Mr. Buffet never buys real-estate. At one point he bought Silver and took physical delivery, but not real-estate.

  3. Real estate can be a nightmare: unpredictable tenants, repairs, potential for a complete loss of use e.g. a fire. I used to rent rooms in my large house, and I dealt with so much crap

  4. stock market plus index funds are the biggest scam there is. in order to understand why financial education must be tought. the roi of 5% never beats the actual inflation rate of 8-15% ( not the fake 3,5% the banks tell you to keep you feeling safe of buying theire bonds). the reason why the stocks pay little to no roi on divideds is simply bacause you own under theire 50% threshhold. coporations have huge tax credits and paper losses the can right off from theire taxible income specialy with depreciation tax credits on properties that all corporations own under theire corporation. the only value off stocks is upon flipping them in time ( if the market dosent crash with hyperinflation) and as soon as you sell and lets assume you avoid the 25% capital gains tax from holding them long term. then what you aare stuck with fake cash that are losing close to 15% annually from inflation not nowing how to levrage it. and placing it back to the stock market insnt an option simply because you must wait another fifty years trying to time the market. you want real wealth understand what money is how its created and why you must at all cost operate in the cporate tax bracket of fixed 20%. then learn how to fighr the two biggest money delution systems with properties to reduce corporate taxible income ( S,C corp or llc stractured with corporate taxation not single llc or W2 you cant qualify) and keep cashflowing hard assets under theire buissneses that apreciate i value and cashflow borrow against them and keep on going. i hope god bless you all and your families 🤲
