I was looking for a car wash when I found and bought a laundromat. I'm thankful every single day that I missed this nightmare.

Nothing is easy keep working hard man.

Concrete is the only thing that is going to stand up to the carwash traffic. I would redo the lot, I'm not risking tearing up my tires and wheels in potholes or splashing dirty water back onto my just washed vehicles. It looks low rent and gives the impression the wash equipment is going to be in a similar state. I would try to rent the fence space for advertisement or at least finish it to look the the nice side paint and use it for your own advertisement. Vacuums are good but not for free and not along a fence. My local has the vacuums in the center so you can just back out and be at a vacuum station or vacuum and drive into a free bay, No coins only bills and cards, recently upgraded to hot water in the winter. The only thing I don't like is the soap residue on the floor can be slippery and gets on your mats from your feet.
